Dak Real Estate Expands Portfolio and Strengthens Presence in the Market

In line with the Sultanate of Oman’s efforts to regulate property ownership, the Law on Prohibiting Non-Omani Ownership of Land and Real Estate in Certain Areas has been introduced. Below are the key highlights of the law:

Prohibited Areas for Foreign Ownership:
Non-Omani individuals are restricted from owning land or real estate in the following areas:
– Provinces of Dhofar (except Salalah), Musandam, Al Buraimi, Al Dhahirah, and Al Wusta.
– Wilayats of Liwa, Shinas, and Masirah.
– Strategic mountains such as Al Jabal Al Akhdar and Jabal Shams, and other designated mountains.
– Islands, historical, and heritage areas.
– Locations near royal palaces, security, and military establishments as designated by the relevant authorities.

Agricultural Land:
Foreign ownership of land for agricultural purposes is prohibited throughout all governorates of Oman.

Inheritance and Gifted Property:
Non-Omanis who inherit or are gifted land in restricted areas must transfer it to an Omani citizen within two years. Failure to do so will result in the court ordering the sale of the property to Omani nationals.

Leasing and Usage:
The leasing or use of properties by non-Omanis in restricted areas will be regulated by guidelines issued by the Ministry of Housing in coordination with relevant authorities.
